How the Elevator Flipped the Value of a Building Upside Down

It's Thursday, September seventeenth. If you have ever paid extra for a penthouse, a corner office with a view, or a rooftop bar, you have paid a premium that, for most of human history, was paying extra for the worst real estate in the building. Before the elevator, rich people did not live on the top floor. Nobody did. The ground floor was the most valuable. The second floor was less valuable. Every floor above that lost value, and by the time you got to the top, you were in what was basically an attic: low ceilings, no views anybody paid for, inhabited by servants, janitors, and people who could not afford anything better. This was not a preference. It was physical reality. Nobody wanted to climb six flights of stairs. So the economic geography of every building in the world, for thousands of years, pointed downward. And then in 1854, a man stood on a platform suspended above a crowd in New York City, ordered someone to cut the rope holding him up with an axe, and inverted the value of vertical space forever.

Elisha Otis was not trying to change the world. He was a master mechanic from Vermont, born in 1811, who had spent his life tinkering. He invented an automatic machine for turning wooden bedposts, a safety brake for trains, an automatic bread-baking oven. In 1852 he was working at a bedstead factory in Yonkers, New York, installing machinery, and the factory needed a hoist to lift heavy equipment to the upper floor. Hoists existed. They had existed since the pyramids. What did not exist was a hoist that would not kill you if the rope broke. Ropes broke. Platforms fell. Nobody rode hoists for fun, and nobody lived or worked above the floor they were willing to climb stairs to reach. Buildings in New York and every other city maxed out around six stories, because that was the limit of what people would walk.

Otis designed a safety brake. It was simple. A wagon spring was attached to the top of the platform, with the hoisting cable running through it. Under normal conditions, the weight of the platform kept the spring compressed. If the cable broke, the tension released, the spring snapped outward, and its ends caught into saw-toothed ratchet bars running down both sides of the elevator shaft. The platform fell maybe a few inches and then stopped dead. The same principle your seatbelt uses: sudden release, instant lock.

He patented it in 1853 and started a company. Nobody bought one. The idea of riding a platform up a shaft was too terrifying regardless of any safety mechanism. So Otis, who understood that an idea nobody sees is an idea nobody buys, arranged with the showman P.T. Barnum to demonstrate his invention at the 1854 Exhibition of the Industry of All Nations in New York, held at the Crystal Palace. He built a platform, hoisted himself high above the crowd, and ordered an assistant to cut the rope with an axe. The rope snapped. The platform dropped a few inches. The crowd screamed. The brake caught. And Otis said: "All safe, gentlemen, all safe."

Orders doubled every year after that. In 1857, Otis installed the first passenger elevator in the E.V. Haughwout department store on Broadway in Manhattan. It was five stories tall. Powered by a steam engine in the basement, it moved at forty feet per minute. You could walk faster. Customers refused to use it. The store shut it down after three years. Even with the safety problem solved, the cultural problem remained: nobody wanted to go up.

The first building designed from the start to include passenger elevators was the Equitable Life Assurance Building, completed in 1870 at 120 Broadway in Manhattan. It was eight stories tall, roughly a hundred and thirty feet, which made it one of the tallest buildings in the world at the time. It had two Otis steam elevators, later expanded to ten. This was the moment the elevator stopped being a curiosity and started being infrastructure.

But the economics had not flipped yet. The building's founder, Henry Baldwin Hyde, had been advised against installing elevators entirely. Prestigious firms did not rent above the second floor. Walking up stairs exhausted workers and clients. Hyde built them anyway, and then he and the building's architect, George B. Post, confronted the same problem every early elevator building faced: nobody wanted the upper floors. Post, to demonstrate confidence in the elevator, offered to rent an office on the seventh floor, the top rental floor, at a price quote "based on and equaling the highest rent paid on Broadway" for comparable office space. Hyde doubled the offer. Post accepted. Below them, the Equitable Life Assurance Society occupied the lower floors. Above them, on the eighth floor, lived the building's custodian. That was the top floor: the janitor's apartment.

This was normal. Across every city in the world, the vertical hierarchy of a building was unambiguous. Ground floor was prime. First floor up was good. Everything above that was increasingly undesirable. Top floor was the worst: low ceilings, hot in summer, cold in winter, furthest from the street, furthest from everything. In 1897, according to the historian Andreas Bernard in his book "Lifted: A Cultural History of the Elevator," ground-floor office space in a typical New York elevator building rented for eight dollars per square foot. The top floor rented for three dollars per square foot.

Within a decade, those numbers had reversed.

The elevator did not just make tall buildings possible. It made tall buildings worth more the higher they went. Once people trusted the machinery and stopped associating altitude with exhaustion, the calculus flipped. The top floor was quieter. It had better light. It had views. It was further from the noise and dust and smell of the street. Every advantage the ground floor once held, proximity, access, convenience, turned out to be a disadvantage once vertical transport became fast and effortless. The ground floor was now the noisiest, dirtiest, most chaotic part of the building. The top floor was a refuge. By 1907, top-floor offices in the same New York buildings were renting for more than ground-floor space. The same square footage. The same address. The only variable was which number you pressed in the elevator.

It took another twenty years for residential buildings to catch up. Even after the economics flipped for offices, apartment buildings retained the old hierarchy. The rich lived near the ground. Servants and the poor lived upstairs, in cramped attic rooms under the roof. The space directly beneath the roofline was considered almost unrentable. It was where debris collected, where the building's mechanical equipment lived, where nobody wanted to be.

The person who changed that was Emery Roth, a Hungarian-born architect who immigrated to the United States and became one of the most influential designers of luxury apartment buildings in New York. In 1924, the newspaper publisher Arthur Brisbane hired Roth to design an apartment hotel at 465 Park Avenue, on the corner of 57th Street. It would become the Ritz Tower, completed in 1926: forty-one stories, the tallest residential building in the world at the time. Roth did something with the top floors that had never been done before. Instead of treating the space under the roof as leftover attic, he designed it as the building's most desirable real estate: spacious apartments with terraces on all sides, wrapping around the setbacks created by New York's 1916 zoning law. He called them penthouses.

Roth's biographer, Steven Ruttenbaum, credits Roth with introducing the word "penthouse" to the real estate lexicon. The word itself is older. It comes from the Middle English "pentis," meaning a small structure attached to a building, from the French "appentis." But Roth gave it its modern meaning: not an appendage, not a shed, not a leftover space. The best apartment in the building. The highest. The most expensive. The one everyone wanted.

The Ritz Tower had a private entrance with a porte cochère, a covered driveway, that led directly to a private elevator ascending to a three-story penthouse suite occupying the building's crown. You did not share a lobby with other tenants. You drove in, stepped into your own elevator, and rose forty stories to your terrace in the sky. The building attracted the wealthiest tenants in New York and housed Le Pavillon, one of the first authentic French restaurants in the United States. The top floor was now the most rarefied address in the city.

Roth went on to design the San Remo, the Beresford, the El Dorado, the twin-towered apartment buildings on Central Park West that still define the luxury residential skyline of Manhattan. Every one of them treats height as a premium. The higher you go, the more the apartment costs. This has been true for roughly a hundred years now, which is long enough that it feels like a law of nature. It is not. It is a law of Otis.

Every time you pay more for a higher floor, a hotel room on the thirtieth floor instead of the third, a penthouse instead of a garden unit, a corner office with a view, you are participating in an economic inversion that began on a platform in 1854 when a man cut his own rope with an axe to prove he would not die. The custodian who lived on the eighth floor of the Equitable Life Building was not unlucky. He was normal. You and I are the anomaly.
